Treating Oil Leaks and Stains on Asphalt Driveways

Oil leaks and stains can be a nightmare for any property owner. Oil spills are a pain to clean, an eyesore and can do everything from stain the asphalt surface to pit potholes in the pavement.

In a best case scenario, if it’s fresh oil spots, scrub the oil with detergent, then make sure you thoroughly rinse the area with water to remove the oil. Once you’ve removed the oil, protective seal coating should be applied.

If oil has already seeped into the asphalt creating stains, the material may begin to ravel and more extensive treatment would be required rather than simply washing with water and soap. As oil starts to seep into asphalt, the binder gets diluted and the aggregate will start to break off into pieces and this is how the cracks in the pavement are formed (depressions are also a result of oil leaks and stains). If there are pits or voids in the surface then in most cases infrared patching with heat can be utilized in the pavement repair.  After the repair be sure to follow up with an application of seal coating.

For extensive asphalt damage from oil spills and stains and the pavement has softened, it’s time to start over, either affected areas out should be sawed out, patched then seal coated or a new driveway or parking lot should be installed. Either way, the sooner the issues are dealt with, the less likely you will be liable for any potential property damage caused by potholes from your parking lot or driveway to visitors or customers.

7 Tips for Preparing Your Driveway for Sealcoating

Maintaining your property and keeping it looking good helps to retain the value and staves off premature wear and tear. If you’re reading this, then you probably already know the benefits of sealcoating your driveway or parking lot every few years. Sealcoating protects the asphalt surface from the elements, lengthens the life of it by adding durability, and restores fading.

Prior to having your driveway or parking lot seal coated:

1. Check the weather report to see if rain or snow is expected. If the forecast is not good, reschedule the work as sealcoating should not be done.
2. If there is any fertilizer or chalk present on the driveway, two-four days before sealcoating, wash and/or rinse the area.
3. Check the lawn area adjacent to the driveway or parking lot. If it appears overgrown, make sure to mow and trim any vegetation growing along the edge of the asphalt.
4. Shut off your sprinkler system at least 24 hours before beginning the sealcoating process and do not turn it back on for another 24 hours after.
5. Reschedule or make alternative arrangements for any deliveries; let them know the area will be inaccessible for 48 hours.
6. Remove any cars, trucks, trailers, shed, bicycles, flower pots, outdoor furniture, garbage cans, trash, and toys.
7. Keep your dogs in the house or secure them in the backyard.
